Temple Hills, Laguna Beach, California

A complete renovation of a 4200 square foot house in Laguna Beach, California. New interior and exterior design and landscaping by Oxford Construction with David M. Parker, Architect. The project was left in a state of disrepair, stripped down to the studs and had multiple problems which needed correcting, both inside and out, including a rear slope which had been regraded without a permit. Oxford created an entirely new modern look with interior finishes and fixtures, all new kitchen and bathrooms, exterior stucco and roof, new concrete steps incorporating boulders and a metal entry trellis element.

One of the many challenges was working with the city of Laguna Beach, which is well known to have one of the most difficult approval procedures in California. Many elements had to be brought to code during construction, including the unpermitted grading at the rear slope.

 

Mansour Jahanbin and David Parker worked closely with city officials and inspectors to expedite the process secure approvals without causing delays. The city would have required a lengthy and expensive design review process to restore the slope. However, Oxford was able to obtain approvals to restore the slope without Design Review by spending time with city staff and providing information and reports. It's all about establishing trust and relationships with city officials, and working together as a team to find the best path to correct code issues.
